Since 1961, the ability to visualize a finished development from beginning to end, and inspire a belief in that concept with municipalities, and ultimately the mind of the prospect has allowed Leo Wilson and Wilson Homes to grow and create the most desirable of homes, neighborhoods, and communities in the Central San Joaquin Valley through entitlement, development and construction. Wilson has been recognized for these many efforts with numerous accolades, including but not limited to Past President, Fresno chapter of the Building Industry Association, BIA, his 1995 induction into the prestigious California Homebuilders Hall of Fame and he is the honored recipient of multiple gold nugget awards, the most recent in 2012 for their trend setting Elev8ions home designs.

A business graduate of CSU Fresno, then Fresno State, Leo had grown up in the South San Joaquin Valley before moving to Fresno from Porterville. In the years that followed, Leo raised a daughter, Cindy and two sons, Todd and Mark with his wife Laura and built an organization that seems like a second family.

It was Wilson Homes that created Fresno’s first condominium community and the first custom community at Royal Coach Estates, including Fresno’s first lakefront community. Fresno’s first master-planned community, The Dominion soon followed, as did the first gated and all Custom Home lake community, Lake Van Ness. It was Wilson Homes that led the charge to develop Clovis in the late 90’s with their record breaking Summit, Rivage and Wyndover neighborhoods throughout the Loma Vista and the Historic Wawona Ranch areas.

With his success came a sense of responsibility and a need to give back to the community evidenced in his support of California State University-Fresno programs, including overseeing the design and construction of the elegant Smittcamp Alumni House located on the same campus.

Wilson’s exceptional skill in comprehensive community planning comes from 50 years of personal experience in every aspect of the development process. The masterful integration of multiple residence types and tract density, without negatively impacting product value impression has allowed Wilson to set the pace and direction for maximum return.

Understanding and enhancing natural topography and streetscape flow blended with flattering landscaping to screen exteriors and neighborhood transitions in multiple tract community development has done as much to ensure future value as the planning of the structures themselves. Drive any Wilson neighborhood or community, then other standard development tracts and the difference is quite noticeable.

The Dominion, A Leo Wilson Master Planned Community, and the first of its kind in the Central Valley, has become almost a laboratory for study by city planners and developers seeking to find the secret to this perfect example of what can be accomplished with Wilson at the helm. This 600-plus acre community of lush green belts, gentle hills and sweeping boulevards is the setting for multiple custom home neighborhoods, planned unit developments, rental condominium/apartments, neighborhood parks, a public library, retail and professional centers and some of Fresno’s finest restaurants.

Wilson’s planning of product specific tracts and commercial centers, as well as a comprehensive pact of covenants, conditions and restrictions to govern individual and multi-unit residences, ensured at the beginning and maintains to this day, the highest appearance levels and property values.

The Dominion is but one in a long list of ‘firsts’ Wilson has brought to Fresno and Clovis. As well as the first master planned community at The Dominion, Wilson entitled, developed and built the first condominium village, El Adobe; the first man-made lake and lakefront community, Lake View; the first planned unit development, first all estate-size custom home development, Van Ness Extension I, and the first master planned community in Clovis, Harlan Ranch.

Wilson’s gift for creating desirability and interest in a neighborhood, or an entire region is evidenced by the success of each project, and the desire of those in the immediate surrounding areas to be associated with a Wilson location of distinction.
